Contracts Signed!

Took the plunge and signed contracts on a multi unit today. Naturally, I am leaving town on Monday and will be gone all next week so had to FedEx the docs and earnest money check 2 miles to the title office.  Once my significant other  quit joking about tying a rock to it and throwing it, we filled out the FedEx forms and everything is on its way.


I'm excited about the opportunity but realistic about the challenges.  The properties have some deferred maintenance issues and not so sure about the current property manager.  Just since starting talks with the owner, vacancy is up another 3 units.  On the other hand, that gives us the chance to place and screen our own tenants. And the price was right even for the condition.  We think.  Inspections and due diligence to follow.

  2. Congratulations, The due diligence period can be an opportunity for more negotiating. If it is a good deal you have to be careful you don't push so hared you lose it. But asking for a concession becuase more tenants leave after the contract signing is a legitimate request. Keep us posted.
