First marketing campaign!

 After lurking for 6 months (at least) my first marketing campaign has dropped.  After scouring BP post, my tipping point was the Podcast.  I have found them to be incredibly motivating.  After listening to a podcast one morning I decided to make the plunge.  I wanted to commit so I signed up for a 3 month campaign of 1000 absentee homeowners in Tampa, fl.  I am sending out two yellow letters followed by a postcard.


Overall my goal for the three months are to pick up one rehab and one wholesale deal (I only have cash for one rehab at a time).  I know that there are a lot of fly by night wholesalers on BP.  It is hard to set realistic expectations.  And that is why I am writing this blog.  To provide a real case study to investors.  If I do not purchase a property during this cycle I will rinse and repeat for three more months.


I have a W-2 job where I am comfortable (too comfortable) so  I will be reinvesting all profit into the business.  Obviously I need to scale my marketing way up.  


I am a sales rep and can not take ALL calls live.  So right now everything goes to a 25 second Google voice box.  As Jerry mentioned Google voice is great because I can track my missed calls.  My volume has been so low I may start forwarding to my cell phone again, however my issue is, that my personal cell phone voice mail picks up if I miss a call (before Google voice picks up).  


I used a yellow letter vendor represented on BP (@Michael Quarles).  So far I can say it has been much easier than I thought it would be to get the ball rolling.  I had them run my list from list source, I supplied zip codes.  For a few more cents a name let the experts do their thing.  I have 250 letters dropped a week for the next 3 months.  I did choose standard mail so I am not sure when my letters will arrive. I get an email each week when my mail drops.


My first call came in last Monday.


I will provide the weekly statistics here every weekend.



Week 1 results


7 total calls, 6 voice mails left, 1 take me off your list.  I spaced my mail to 250 a week so I would get not get overwhelmed.  I guess that plan worked.  I am ready to get this going and looking to supplement my mailing by launching a second campaign soon.


I had one semi motivated seller.  Had house listed for 6 months.  It is now off market she is thinking of re-listing property.  Problem is it is a 1/1 on a busy highway, and very hard for me to comp.

  1. FYI on the google voice...I had the same problem with my personal voicemail picking up before the gc voicemail. You just need to go into settings and check the box regarding screening calls, then when you get a call to google voice and don't answer it will go to the gv voicemail. If you do answer, you just have to push 1 to connect the call.


  2. Awesome I too just sent out my first mailing but did the work myself. I live in Price Georges County Md. I am retired on limited budget so I am going a little slower. I think you did good for your first mailing. So far all I got were 2 take me off the list calls. I think maybe I need to also try absentee landlords. Keep up the blog it will be interesting to see hoe it goes.
