calls from out of state owners
I'm getting calls from the marketing. We sent out 92 letters to out of state owners covering 3 counties. I tried to follow a script, a seller lead sheet but that did not work very well. Some BG investor suggested I do it naturally, referring to the script for key points, and that is what I am doing. However, I attended a seminar that explained that a proper script will sound natural and keep the conversation controlled. I wrote down the questions and of course I can not find them.
I spoke with an 85 year old lady that has a property in my county. She wants a half a million dollars for it. She does not want to list it. I got as much info I could. Now I have to process the info, do comps, not sure if I want to drive out there to look at the property but that might be a good idea. I have agents that can help me with comps and if I drive out, I know how to assess a property in terms of repairs, but without getting inside, an estimate is not as accurate.
Had a phone call from a man that want to sell, but the property has a tenant in it. My list was supposed to be vacant properties, so much for that. Guess it might have been vacant when the list was compiled. Property is a duplex, I am not sure if I want to deal with that, prefer single family homes.
Returned a call to a guy on his cell while he was driving. Have to call back in an hour.
Got an email with an address asking me what is my offer. I sent out two emails asking them to call me back so I can get some more info on the property. Nothing yet.
I have to figure out how to determine who is serious and truly motivated. I think I may have a bunch of tire kickers and I need to develop a technique to find out it they are truly motivated. I have attended seminars and training suggesting scripts but I haven't been able to implement the script to sound natural.
At least the marketing is working, getting calls and the website got one lead via email.
