Learning through doing

What’s going on BPers?

Last time I was on here I introduced myself and told you about my plans to
wholesale and how I caught a break on my first mailing and found an out of
state owner wanting to sell THREE houses! I've gotten all three under contract at this point and am trying to rush my buyers to the closing table....But of course it couldn't just be that simple my first go around....

Issue #1 arose when the closing attorney I was using decided to PUSH my
files (closings) to the back of the to-do list and now my closings are almost
two weeks past due for the first two properties.

Lesson Learned: Stay on top of the attorney at least to the
point that they are trying to get things done as quickly as possible. They told me all they needed was 7 days but alas, they had more of their
"bigger" players drop off contracts and ushered them ahead of me.
This was a closing attorney referred to me by a fellow wholesaler, but even he mentioned this way of working was unacceptable. We were able to get the problem solved and are set to close this Friday or Monday depending on when my seller can get closing documents back to us!

I'm using a different closing attorney for the third closing and so far it
has been smooth as silk and they're located closer to me so I may be making the jump! All is well that ends well! Time to get these puppies closed so I can post success story! Thanks for reading!

  2. Junior, I've had similar experiences. I just got a referral for an attorney that will come to me at my job or wherever I need him to. I'm going to try him out and if all goes well, and he's reliable, I'll get you his contact info and you can see if he also does Spartanburg.
