Property Searching/ pre-Approval/90 Day Challenge

Hey guys,

Just writing to catch you up on our progress in the 90 day challenge! Right now, I have scheduled to get pre approved this week while also in the meantime looking for FSBO properties and properties that I can take subject to. I know these types of deals involved a little more risk and paperwork because of they complexities but I think it may help me get a pretty good property in my area under the right terms, without having to have 20K on hand for a conventional down payment and reserves. I am supposed to meet with an owner of a duplex this week who was interested in owner financing but has existing mortgage so I will probably bring up a subject to possibly. I also am supposed to meet with the owner of a FSBO SFH right in a neighborhood near my own that would be a great rental! So we're still chugging along and I also am still marketing for my wholesale business so there's no telling what deals I may come across that I want to keep under the right terms.

SO that's it so far on the home front. I have nailed down what area I would prefer for my rental. These areas are Boiling Springs, Cannons Campground, Duncan, Chesnee, and Greer. I am most familiar with these areas so I have also put a buzz in my family and friends' ears telling them what I'm looking for so hopefully this helps as well. YOUR NETWORK EQUALS YOUR NET WORTH!!

I know I'm gaining ground and it's just going to take the right deal and right property on the right terms. Once I get these three things, we should be ok. The question is how long that may take, lol. Well till next time my BP fam!
