First post! nervous much?

Hey fellow BPers,

This is my first of what I hope will be continuous post on journey in Real Estate. If you haven't read my profile, I'm just a young man looking to gain more income which will in turn gain me more freedom to do things I want to! I know that RE is a very good vehicle to get me to this destination, but enough about that!

Currently I'm doing wholesaling to build capital to have to money for reserves and gain my first rental property! I'm currently reading (almost done) Mike Butler's "Landlording on Auto-Pilot" and have read Frank Galllinelli's "What Every Real Estate Investor need to know about Cash Flow".

Aside from that, my wholesale marketing has consisted of 50 Yellow letters and 50 Postcards (I purchased over 500 names from ListSource) being sent out every week. I used Vista Print to upload my list and I also did Postcards through them. Luckily, I kind of struck "gold" on my first mailing and have been going back and forth with a seller and was able to get THREE properties under contract off of one letter! I have two of them under contract with end buyers and still waiting on one to be sold! I'm not getting my hopes up yet because I know things can go awry in real estate, but so far I think it’s a good start! I'm really anxious to get this closed to kind of get the monkey off my back to show myself I can do this and that this is a real thing. Until then I will continue marketing to distressed homeowners and landlords in hopes to grow my future business! I thank you all for all the content put on this site because without I wouldn't have even gotten this far!
