Rehab Project Diary - Statement of Work

Here is the statement of work that was compiled and provided to the contractor. As you can see this is quite an extensive rehab. This is a 5 Bedroom 3 bath with approximately 3754 sq. feet of livable space.

Work Items:

HVAC

?Install new AC units

?Install duct work as required to meeting Michigan Building code.

Plumbing

?Repair and replace plumbing as required by Michigan Building code.

?Pluming in Kitchen and Bathrooms to meet Michigan Building code.

Electrical

?Remove existing main electrical panel and install new.

?Clean up and organize existing wiring going into main panel.

?Replace defective wiring to meet Michigan Building Code.

Sewer and Well

?Bring both sewer and well to operational order

Exterior Work

?Repair Roof.

?Replace or Repair Decks as needed.

?Repair mason work below dining/kitchen deck to ensure stability.

?Clean/Repair siding as needed

?Replace windows that are past the point of repair

?Remove Exterior Lighting and install new.

Interior Work

?Entryway

?Remove existing floor covering and install new Duraceramic floor covering in front entry hallway.

?Remove existing light fixture(s) and replace with new.

?Repair/Replace and finish all wall surfaces as necessary to bring to paintable condition.

?Remove all existing trim and install new trim.

?Replace all outlets, switches and covers with new.

?Primer & Paint all trim, walls and ceiling.

?Spiral Staircase

?Remove door and wall in front of spiral staircase

?Remove all damaged stair treads and replace with new

?Repair/Replace Skylight above spiral staircase

?Repair/Replace drywall ceiling including the rotten wood and finish to paintable condition.

?Install new trim

?Primer & Paint Trim, Walls (not brick), Ceiling, and staircase railing.

?Kitchen

?Remove existing floor covering, cabinets, countertops, appliances, sink, and soffit

?Remove wall(s) between family room and kitchen where existing “desk” is.
