building a legacy one property at a time

What does real estate investing have to do with building a legacy?  For me, everything.  I believe now is the time to invest in real estate, maybe the best period in recent history.  But how do we acquire and profit without taking total advantage of the seller.  That is the challenge.  If I succeed, and can pass along a true win-win manifesto to my children, this will be my legacy.

My goal as an investor is to make a little money, have some fun, and do a little good.  And I have huge aspirations, as do most passionate investors.  I believe I can differentiate myself from my competition, and I will share more details with you about that later.

My criteria for every project:

1.  Can I make a little money?
2.  Have I considered all necessary contingencies and exit strategies?
3.  If I don't make my target profit, can I learn something in the process?
4.  Does the project benefit someone besides me or my partners?

If I can't say yes to #4, then I need to find more ways to make the deal a true win-win, or find another means to benefit the seller directly besides cash.  And a last measure of a go/no-go on a deal - never let profit margin prevent doing the right thing.

Regarding my aspirations, my personal measure of success is as follows - if I conduct all my business this way, teach my children the value of both entrepreneurship and philanthropy, that will be my legacy.
