Protect Your Arizona Property Interests with Title Insurance

When buying real estate in Arizona or just about any other state across the nation, it is common for the seller to purchase the buyer title insurance. Or the buyer will purchase the title insurance themselves.  Although purchasing title insurance is common, practiced and encouraged by many real estate professionals, not every real estate transaction includes title insurance. 

Like any other insurance policy, title insurance gives financial protection if a specific problem should arise.  Homeowners purchase homeowners insurance to cover property damage from fires and other emergency situations. Title insurance covers the loss or expenses in any case that there was forgery or fraud connected with the transfer of ownership.

Here's a scenario of how title insurance can help you:

You purchase property and put a new fence around the property. Your neighbor then brings it to your attention that your fence is a few feet on their property, which makes your property smaller that what you thought.  After having your property surveyed again and it is found true, the title insurance will compensate you for your loss.

All title insurance companies vary from company to company just like all other insurance companies.  Therefore, it is good practice to do your own research before purchasing from one company.
