September Half

Half way through September and I have received more calls these first two weeks than last month. That isn't saying too much because it isn't a ton, it is about 10-15 calls in the past 2 weeks. Now most of these calls were not motivated sellers. I have two that are motivated, and one of those two may be a deal. If it turns out to be a deal it will be my first deal and first "subject to" deal. I hope it pans out the way we want it too, I have a great investor helping me with this deal because it is a complicated "subject to" deal, where the seller filed Chapter 7 and Chapter 13. My current house that I have under contract with another partner is still up for sale, it is a commercial lot that is also zoned residential. Thought we had some potential buyers last week but it turned out to be all FLUFF. I am still targeting Absentee Owners for my mailings and also now Probate. I have added an additional marketing tool to my belt as well and that is "Bandit Signs". Put out 30 this weekend and I'm hoping to create more traffic!

What I have learned is that you can really tell when it is a "Motivated Seller" from a "Non-Motivated Seller". It is kind of like Night and Day. I remember it was hard for me to figure out if someone was motivated or I was trying to make someone motivated from all the calls I was receiving but I was really just wasting my time and energy.

Just incase your wondering where my potential first "subject to" deal came from, it actually came from one of my Craigslist Ads! So free marketing does work as well.

Been talking with some people who are also beginning wholesaling that I may form a partnership with but we will see! Also looking excited to our next BP Network event Sept 27th!
