The Beginning

So starting as a wholesaler is not as easy as I thought it would be. I started marketing in August, and what I mean by marketing is sending out "Yellow Letters" to Absentee Owners. I was only able to send out 500 letters this month and I was thinking to myself that I was going to get a ton of calls. But the enire month of August I only had 9 Calls, with the majority of them being other investors or not so motivated sellers. The majority of those calls were received near the end of the month.

However I did take some initiative and started emailing properties on craigslist. In doing so, I was able to talk with a lot more sellers but no one who was in a distressed situation or "motivated". What I keep telling myself is that I am in the "Learning curve" still. So I just keep talking and what I am learning to do is to "Qualify" my leads so I can spend less time on the phone with unqualified sellers.

Today August 30th was the 2nd BP Network event for DFW and it was a great turn out! Jerry was our speaker and I had the opportunity to meet a ton of new people from all parts of DFW. Now right before the DFW Network event I actually had a great call with a semi-motivated seller who owns a property free and clear. We talked for awhile, gave him a ballpark offer and he was willing to entertain it and asked if I could call back Wednesday after he has a chance to talk with his Property Manager.

To sum up the month of August, it was a great learning experience thus far. I have learned to qualify sellers (well still learning). I have also met a ton of new investors and buyers. I have been growing everyday and constantly learning and I am looking forward to the month of September!
