Painting Sucks!
I forget why I chose to be a Real Estate Entreprenuer, but I can pretty darn well say that it was not to re-paint tenant occupied spaces once they move out. Now I can paint and its not that bad, but it takes a lot of time to get ready to paint. I have to buy the paint, get the materials together, the brushes, tape off the areas I don't really want to paint with color A, in favor of color B.
Then if you are lucky and your spouse comes over, she or he can tell you what you did wrong. Of course, they never stay to clean up or help with the dirty parts of the job, but you know, you are your own boss, so you can give your property the bird and head to the pool, of course at the pool you feel guilty and you realize that no one is taking care of the property that you have promised your new tenants would be ready in a couple of days, which makes your pool experience, that, much, worse.
Dealing with painting of a property that has been neglected is one giant pain in the ass. I had to clean the baseboards, the kitchen walls of grease, I had to clean the AC duct of lint (I mean these 2 fat lazy women will be on welfare the rest of their lives, cause they never cleaned ANYTHING while at my property) and I will make sure that they receive my $$$ bill in the form of the 3 credit bureaus. They had the audacity to tell me on the way out that they would have cut the lawn, had they known it needed it. (Grass was 1-foot high and there were yellow-jackets building nests in it, so now we know why they never did anything, ouch, 2 stings.
But painting does suck, but its part of the joys of property management. I could outsource it, but contractors suck, take too long and cost too much for basic paint of a property that does not have to be a Mona Lisa paint job, just good enough to get by for my new tenant. So just get it done and live to fight another day.

painting can definitely be a huge pain - but if you don't plan to outsource and expect to repaint your rentals in the future - I found that an airless paint sprayer can work wonders and save a lot of time. You do of course have to put a little more effort into taping things off, and may even need to resort to newspapers to cover your windows - but when it only takes 3 minutes to paint a whole room - the prep work really pays off. The price on them have come down a lot and if your really cheap like me, you can probably find one on craigslist in pretty good condition.

Jack Bobeck, I feel your pain. Just had tenants leave my nicest rental, its next door to my home. I repainted the entire house but the bathrooms and 1 closet for them. Nice people both work, 4 young cute kids, good manners, salt of the earth. Gave me 10 days notice despite knowing they were leaving for 3 months, and I am repainting 6 rooms and replacing carpet because of 5 Koolaid spills and 1 bleach spill, ACK. I lose about $75 a month on this property so all repairs come out of my pocket. (I couldn't resist buying a rental as nice as my house for $75 a month out of my pocket) I really don't mind the painting, I hate the writing a check for $1,300 for new flooring.

Jack - Thanks for the response. I really appreciate that you changed the verbiage. It means alot...way more than I can express on this page without writing paragraphs. Excellent commentary on painting.

Michael G. I am sorry to have offended you, I can see your point. Just a little late night aggravation coming out. Good point, I have changed the post to reflect just women, as it should have been in the first place. I am in no ways, shapes or means a racist. I have many good friends who are african american and my current field manager for my rehab and most of the workers are african american, I respect them, as people, first. I am sorry for offending you, I did not mean disrespect. I appreciate you bringing this to my attention. I will do better in the future! I will not use race in future posts, but for the record, had the people been white, I would have written about them as well. People are people, does not matter their skin color. Jack

Glad you mentioned this. I don't hate the painting as much as the preparation and the clean up...or the drips...or the streaking. I always love the finished product though when it comes out nicely. Fact is I was going to paint the whole interior of one of my rental unit but just hired a painter to deal with it. I was trying to save money but painting a whole whouse is just not the highest and best use of my time. I just had a tenant leave a bunch of trash and debris in my unit. It's part of the rental game. If my tenants were white I wouldnt post their race in relation to the act because bad tenants are bad tenants irrespective of race. I'm curious what you were trying to accomplish by injecting the tenants race into your post? Would you have made the same remark if they were white?
