How Many Miami Beach Home Sellers Get It Right the First Time

Most Miami Beach home sellers understand that their home must make a good first impression if they want it to sell quickly and for the highest possible price. Once you have your home listed there may come a time when you have a buyer who is ready and willing to buy your home standing in the Realtor®’s office. At this point it is vital you remember you only get one chance to make a good first impression. Consider each showing as something akin to the time you meet a potential employer hoping to be hired.

Success Lies In Preparation

In order for Miami Beach home sellers to maximize their selling prices and move their homes quickly, they must be prepared to invest a fair amount of time and effort in getting their home ready for potential buyers to see it. Taking the time to accomplish the following goals can make the difference between selling your home quickly and watching it sit on the market for endless months.

Curb Appeal: At no point will your home be more vulnerable than the exact moment when a potential buyer pulls up to the curb. The view they are presented with should be one that automatically makes them want to see the inside of your home. Lawns should be kept cut, flower beds and gardens weeded, sidewalks, driveways, and patios swept and picked up. Paint should be fresh or touched up, and broken windows, shutters and gutters should be replaced. Pick up any toys, hoses, and tools leaving your yard clean and uncluttered.

I cannot tell you how many times we have driven up to a home with a buyer and they say, “no, let’s skip it”, based purely on curb appeal.

A Warm Welcome

When the buyer walks into your home, he or she should instantly feel as though your home is welcoming them into their new home. It should look and smell clean and inviting. This means walls should not have marks, faded paint, or cracks. Windows should be clean, lights should all work, no leaky faucets, clean carpets, and no clutter and most importantly of all you should remove personal pictures and family items. Depersonalizing your home lets buyers visualize what it will look like with their items in place.

Clean, clean, clean, this simply cannot be said enough. One of the biggest turn-offs to potential buyers is a dirty home. While no buyer expects your home to not look lived in, they do expect it to be clean. Scrub the kitchen and bathrooms, wash dishes and put them away, remove extra towels in the bathroom, and clean out cupboards. The more time you take to do this, the more quickly you are likely to sell your home.

Those Miami Beach home sellers who got it right the first time and managed to sell their home for the highest price and quickly followed these simple ideas. It doesn’t take a lot of money to prepare your home for sale, but it does take a fair amount of time and effort. In the end only you can ensure your home sells for the right price and in a reasonable amount of time.
