Good Communication in the Process of Selling a House in Miami Beach
Good communication is key in the process of selling a house in Miami Beach. One of the biggest complaints we hear from sellers of expired listings is that they feel that there was a lack of communication between them and their previous listing agent. One thing that is important to fully understand, is that there are a lot of emotions involved in the sale of a home. More specifically if a seller is in the process of selling a house and buying a new one. There can be a lot of important details “up in the air” and not concrete until contingencies are met and this can create a very stressful environment.
The good news is that there is a way to alleviate the stress and it all starts with good communication.
The Process of Selling a House Starts at the Moment of First Contact
From the moment we first start talking to a new seller about the process of selling their home; we talk about goals, motivation and communication expectations. Some sellers want to be left out of the loop until there is a contract while others want to know about every single showing and feedback. Either way, it’s important to discuss this with your agent in advance.
What is the Best Way We Keep Sellers Well-Informed and Happy?
Communication up front about how you want to communicate. First it’s important to take time to find out the best way to keep each other informed whether it be by phone, email or text. Next, we need to find out how often the sellers would like to be contacted and updated with what is going on.
We send every client a direct link to their home’s MLS listing online. They can use this link to carefully go over the information the listing contains and the pictures we have decided to include. Remember, no one knows his or her home better than the person who is selling it. As a Realtor®, you might be surprised at how many great and very helpful suggestions the seller might have that can be used to improve their listing. It’s your home, so we are all ears and happy to take any of your suggestions.
Next we provide all of our sellers with a direct feedback link of showings so you can check on the showing progress and feedback every day. This allows you to see how often we are getting showing requests as well as an opportunity to review the feedback.
If there seems to be very little interest in the home, it becomes even more important to stay in touch in order to either adjust the selling strategy or to go back to the starting block and create a new one. It is vital that we provide the seller with as much feedback as possible in order to help create a winning strategy.
Once Home is Under Contract
Once the seller’s Miami Beach home is under contract, communication becomes even a bigger importance. There will be a large number of dates that need to be fitted carefully into the seller’s timeline. These include home inspections that must be completed in very specific time frames and other contract deadlines.
During all of this, it is extremely important that the we stay constantly in touch with the seller to ensure they are fully informed and aware of what stage of the sale their home is at.
At the end of the day it is vital that the we understand the importance of good communication with our sellers. Our clients expect this because selling a home involves many different key and important coordination levels and not only that, it also tends to be a very emotional process for both the seller and the buyer.
Typically there is a lot of money on the table throughout the selling process, as such it makes perfectly good sense for us to keep you as fully informed as possible.
