When Selling Your Miami Condo Don’t Get Too Emotional

If you are like most condo owners, the condo you are about to sell is filled with memories. Chances are good that if you own a Miami Condo, it’s a pretty special place. Maybe you live in the home full time during the year and it’s the place where your children started school or it’s a second home that you have used for years as a family vacation place. As you walk around your Miami condo, you see memories in every corner. The only real problem is that you need to sell your home, so you can’t afford to become overly emotional when selling your Miami condo.

Consider these common mistakes that are easy to make when selling your Miami condo:

Your Asking Price: When you are emotionally attached to your home, you can be tempted to ask far more for it than the market can bear. If you do this, chances are good that your asking price is going to be significantly above what is considered to be actual market value. It is important to realize that the buyer does not care what you have emotionally invested in your home, they are only interested in paying what is considered to be fair market value.

You Can’t Afford to Live in the Past: As tempting as it might be to try and get what you paid for your home and add in all of the upgrades you have done over the years, this is a classic mistake. No matter what you paid for your home or what you have done to it since, if the average market price is less than this amount, you will need to set the selling price accordingly.

There is No Real Estate Lottery: One of the biggest selling price killers is referred to as DOM or Days on Market. If you set your price to high in hopes of winning the non-existent real estate lottery all you are really doing is setting yourself up for failure since your home is going to sit on the market for far too many days. Instead of accomplishing this, all you are likely to do is end up taking far less than you might have if you had set your price more realistically.

So-Called Attachment Anxiety: As a seller, it only stands to reason that you have formed an emotional attachment to your home. However, if you want to sell your home, you must do everything you can to detach yourself from this attachment. Again, it is important that you understand buyers are not interested in how attached you are to your home, they are only interested in getting the best possible price. If you are not willing to negotiate your asking price, you are likely to lose out on the chance to sell your home.

Be Sure You Are Ready to Move On: Before selling your Miami condo, you need to be sure you are ready to make the sale. Take the time to talk to your real estate agent and listen to what he or she has to say. If you find that you are not really open to their suggestions, you may not really be ready for the sale. Be sure to let your real estate agent know just how hard selling your home is, chances are good they will be able to help as it is their best interests to help you sell your home at a reasonable price.
