There is a lot to do to prep your home for sale and accompany necessary showings. Once an offer comes in, this is an exciting time but just keep in mind; there is a lot to consider. I always advise our clients just sit back and be patient as it’s not a done deal yet.

In the Miami Beach real estate market,there are a lot of buyers from all over the world and their mentality on how they purchase real estate can vary. For instance, some transactions are all cash, no inspections and quick closings. While others may take 45 days and the buyers may do super deep inspections. Some buyers have the impression that it’s the seller’s responsibility to repair “everything” in the inspection report, although you may not be obligated to do so.

As a seller, it’s important to understand the offer and make sure that it is a strong one. By a strong one, I am not just talking about price. I am also referring to making sure that the offer has the least amount of contingencies possible and if the buyer needs financing, a strong lender approval letter.

As the video explains, a signed contract does not mean your house is sold. There are often still financial, contractual and legal steps for both sides.
