As of today, (10/31/13) I now own my first rental property.

The roof is scheduled to be put on tomorrow.

I paid $102 K for it, and it has appraised for $105 K.

Unfortunately I do need to have some work done on it. I will have the furnaces looked at, and if they will survive the winter, I will just have them tuned up, then replace the whole HVAC in both units next spring. But if I'm told it is better to replace them now, then I will get it done this year.

I also need to replace a door frame, and possibly the door. I may need to have weatherstripping done for all the doors, but I do wonder how the doors are really doing. Need by, I will replace all the doors and frames. (4 of them.)

Then I need a banister, and to replace a missing smoke detector.

I will be replacing all the appliances, but I may wait until early next year.

The window screens need replacing, and one of the drawers in a bathroom needs fixing.

One of my tenants believed it was the law that carpet in apartments needs to be replaced every 5 years. I let her know it wasn't the law, and that carpet should last longer then that.

I do plan on replacing the carpet, I would prefer to do it between tenants.
