Foundation problems are an opportunity, not an unknown

Foundation Myths

There are a number of factors that can contribute to a failing foundation, and if not properly maintained can become a major issue. Soil composition, improper compaction of fill soil, faulty construction, and the grade of the land are just some examples of what could cause a foundation to cave in on itself. Doors that won't close or open properly and cracks above openings in the walls are tell tale signs that you have foundation trouble. Stress fractures will continue to accumulate the longer the home owner waits to resolve the problem. Having the foundation repaired may seem like a daunting task that is going to cost an arm and a leg to some.

The fact of the matter is... foundation problems are common, and rarely require a fortune to fix. As with any business, not everybody that can fix a foundation is going to come with the same price tag. You won't get the same meal from Burger King that you would get from Ruth's Chris Steakhouse, but at the end of the day you still ate. The atmosphere and smile and service from your server was nice and all, but that came with a premium. Get it? The nice man in the brand new truck with a large crew can fix your foundation, but he's not the only one in the business.

Google "foundation". The third search that pops up comes up as "foundation repair costs". The 2nd search result is an article along with statistics from homeadvisor.com. The national average reported cost to repair a foundation came in at $4,423!! Dallas, Texas comes in a little higher at $5,391, which is still much lower than your average home owner would assume.

The fact or the matter is, foundation repair is not as serious as the average person might think. This rings especially true when it comes to an investor that is trying to squeeze as much equity out of a property as possible. Foundation problems are a good thing and should be seen as an opportunity to an investor that is looking at distressed homes.
