It's Just the Way I Think

On why I don't go on appointments with sellers:

If they're not interested in your offer over the phone, they're not interested in your offer.

My theory on finding the right tenant:

If you can't afford to keep it vacant, you can't afford to keep it.

On the only real piece of information from a seller you need to know to buy real estate:

Would you take (insert ridiculously low number here) for the property?

My number one rule of landlording:

Don't rent to family or friends.

On success:

If not me, then who?

On achieving goals:

If not now, when?

On cash for keys:

I don't reward people with financial incentives for bad behavior.

On buying at a discount from burnt out landlords:

They're not in it for the money. If they were, they would have a lot more than one rental house.

On key factors to get a deal:

You need both equity & motivation. You can't have just one and still get a good deal.

Biggest tenant red flag:

"Can I plant flowers?" They won't, and most likely are pigs.

  1. I love how honest you are.....no B.S. here!!

  2. Short, direct and to the point! Some of these are getting printed and placed up on the wall!

    1. They've kept me in business for 15 years and remain profitable even through the largest transfer of wealth history has probably ever seen.
