It's Just the Way I Think

On why I don't go on appointments with sellers:

If they're not interested in your offer over the phone, they're not interested in your offer.

My theory on finding the right tenant:

If you can't afford to keep it vacant, you can't afford to keep it.

On the only real piece of information from a seller you need to know to buy real estate:

Would you take (insert ridiculously low number here) for the property?

My number one rule of landlording:

Don't rent to family or friends.

On success:

If not me, then who?

On achieving goals:

If not now, when?

On cash for keys:

I don't reward people with financial incentives for bad behavior.

On buying at a discount from burnt out landlords:

They're not in it for the money. If they were, they would have a lot more than one rental house.

On key factors to get a deal:

You need both equity & motivation. You can't have just one and still get a good deal.

Biggest tenant red flag:

"Can I plant flowers?" They won't, and most likely are pigs.
