I can be hard headed sometimes but I am trying to learn. I have been sending direct mail post cards to delinquent taxes and estates for the past few months with mixed results. I hit a real dry patch over the holidays and let my marketing dry up. A friend who is a wholesaler has been using an absentee list with good results. So, not wanting to re-invent the wheel we dropped 1,500 post cards on Friday to 8 working class zip codes with the following criteria.
1.Owned at least 20 years.
2.Absentee owner
3. Land portion of the tax appraisal at less than $50,000 (there are some areas on the edge of downtown where land can make up 95% of the value, I am in the house business so I pass)
4.Total tax appraisal between $15,000 and $150,000. I am trying to help folks solve their real estate problems. More folks under $150,000 need my help than folks over $150,000 at least where I live. I want someone to be able to use the house so there needs to be some minimum level of useful structure.
Hopefully they will hit tomorrow and the phone will be ringing off the hook. There is a lot of completion in this market. I need to find a better way to find properties that everyone else is not. As Willie Keeler once said the key to being a good hitter is to, "hit it where they aint."
