Very little damage when renting to former offenders

RE Investors that hold properties and rent to former offenders, experience very little damage.  A charge a nominal $100 damage deposit and this is normally returned to the tenant within one week of moving out.  After we have had a chance to inspect their room and determine whether there is anything missing. The only thing we ever loose are towels. So we deduct the amount for the missing towels.

Many of you might think that we property owners that rent to former offenders would experience property damage. But our tenants are very respectful of the property. We get to dictate to this tenant population what is acceptable and what is not. We inspect frequently, when a house first opens, but within a couple of months we don’t have to. Especially if we kicked someone out because they just couldn’t keep the common areas of the house clean and neat.

Remember, these guys DON”T SIGN LEASES. They’re just guests in a shared living space, and we tell them “shape up, because there is a waiting list of fellows to take your place.” And they do!

Great tenants with huge rewards, both personally and monetarily, over $1000 a month positive cash flow on an SFR.
