Albuquerque Home Sales Increase In December 2014

Real estate investors need to understand the numbers and the bigger picture of their investing market.   Spotting trends can help real estate investors improve returns or avoid disasters.  Here are some of the key indicators for the Albuquerque NM real estate market.

The number of homes sold in the Albuquerque real estate market increased by 3.33% to 435 in December 2014 compared to 421 in December 2013.

The number of homes pended in the Albuquerque housing increased by 6.33% to 421in December 2014 compared to 396 in December 2013. Pended homes is defined as the buyer and seller have agreed to terms on the sale of the home. However, the transaction is not complete and is an indicator to future home sales in Albuquerque.

The average sales price of Albuquerque homes decreased by 2.87 to $214,864 in December 2014 compared to $221,213 in December 2013.

The median sales price of Albuquerque homes decreased by 1.64% to $180,000 in December 2014 compared to $183,000 in December 2013.

The number of new listings of Albuquerque homes for sale decreased by 10.66% to 511 in December 2014 compared to 572 in December 2013.

The total inventory of homes for sale in Albuquerque decreased by .09% to 2,213 in December 2014 compared to 2,215 in December 2013.

The number of days on market to sell a home in Albuquerque decreased by 2.99% to 65 in December 2014 compared to 67 in December 2013.
