It is really important to understand what is going on in your market place.  Here are some important statistics for investors interested in the Albuquerque real estate market.

2014 was not a great year for the the Albuquerque market compared to 2013. It is possible that the Albuquerque housing market will see an increase in home sales and home prices in 2015 compared to 2014. I am not predicting a strong housing market in 2015, we may see improvements in 2015 because the comparisons in 2014 are fairly weak.

The average sales price of Albuquerque homes increased by 2.5% to $214,109 in January 2015 compared to $208,880 in January 2014.

The median sales price of Albuquerque homes increased by 2.34% to $175,500 in January 2015 compared to $171,000 in January 2014.

The number of homes sold in the Albuquerque housing decreased by 3.94% to 341 in January 2015 compared to 355 in January 2014.

The number of homes pended in the Albuquerque housing increased by 8.77% in January 2015 compared to January 2014. Pended homes is defined as the buyer and seller have agreed to terms on the sale of the home. However, the transaction is not complete and is an indicator to future home sales in Albuquerque.

The number of new listings of Albuquerque homes for sale decreased by .12% to 814 in January 2015 compared to 815 in January 2014.

The total inventory of homes for sale in Albuquerque decreased by 3.63% to 2,140 in January 2015 compared to 2,230 in January 2014.

The number of days on market to sell a home in Albuquerque increased by 1.33% to 76 in January 2015 compared to 75 in January 2014.
