Is your tenant a serial evictee?
You probably think a person who has been previously evicted would have a hard time ever finding another place to live. Think again.
Some tenants are quite skilled at being full-time deadbeat renters, and subsequently serial evictees.
Serial evictees do more than just sign leases, avoid paying rent and get kicked out. They are much more calculating and know how to take advantage of a situation that will cost YOU thousands of dollars in missed payments and legal woes.
A serial evictee knows how to manipulate lenient tenant laws by finding loopholes to delay the inevitable. They also know how to utilize free advocate services that will go to battle for them and drag you to court for months on end – all while living rent-free in YOUR property.
Remember: eviction can take anywhere from 30 days to a year from start to finish. And while you may have hundreds or thousands of dollars “stolen” from you, the sad truth is that many deadbeat tenants do not end up in jail for their crimes. That is because violating a lease agreement isn’t taken as seriously as robbing a bank – even if it DOES rob you of a significant amount of money .
How can you find out if your tenant applicant is a serial evictee? Sometimes, screening for criminal background information or getting proof of income isn’t enough. You should require that all tenants provide a previous landlord reference in addition to ordering an eviction check.
Don’t wait until the serial evictee rents from you – protect your investment and ALWAYS SCREEN.

My cousin's neighbor is going through the exact same scenario in Kensington California, a community next to the UC Berkeley campus. The tenant squatter is David Peritz, a professor of political science, a very smug guy who is abusing the system and living free in an elderly professor's home. Do not rent to this guy. He has been evicted several times and continues to play the system. I repeat do not ever rent your property to serial evictee squatter David Peritz
