3 Tips for dealing with Worst Tenants EVER

Sometimes, pulling credit reports and criminal background checks cannot deter you from having truly awful tenants. After all, there’s a first time for everything. The good news is, even if tenant relations starting going south, it doesn’t have to end badly. Here are three tips to dealing with a terrible tenant:

1. Review your lease. At the very least, know exactly what constitutes a violation and the exact moment when you should mail a late notice or warning letter.
2. Keep everything in writing. Not only do we recommend you save every text or email, but you should also keep a log of phone conversations that includes date, time and topic of communication. The more evidence you have to support your claims, the better off you will be if the situation escalates to court.
3. Never get emotional. If you send the tenant a nasty, inappropriate and unprofessional text or email it will make you look that much less credible before a judge. Remain calm and think twice before you say something you’ll regret.

We hope you never have to deal with rogue tenants. But, if it does happen remember that keeping your cool and knowing the law will always give you the upper hand when it comes to doing business with shady renters.
