The loan was brought to us by a mortgage broker seeking a 100% financing on a purchase loan. The Borrower had another property in escrow and was going to use those funds for the purchase. However, the sale was delayed and the seller was not going to extend the closing deadline because of multiple backup offers.

After reviewing the loan request, TaliMar Financial structured a short term hard money bridge loan secured on the two properties allowing the borrower to close with no money down. Once the sale is completed, the borrower will use the proceeds to pay down the loan.
