Days Off, lol, yeh right

Ok, while I am wasting time on my day off, ok I ain't wasting time, working on a contract for a house in Bremerton. Finally got some numbers to work with. In fact I am going to flip the contract for $130,000 with a ARV of $160,000 hopefully I am not guessing to high on the ARV seeing all it needs is just general maintance, paint work and maybe Landscaping. Plumbing works as well as Electrical, the owners daughter is living there for now. I rather figure high on repairs then not enough anyways. Oh the picture you ask? That is my hobby when I want to relax, don't drink but I do 3D Art, hope you enjoy it. :)
