Why Do I Really Need Rehab Loans for House Flipping?

Over a third of flippers get some portion of their house flipping funding from rehab loans, and that figure is only going up. Turning to a private money lender is a great way to leverage your capital into more flips and bigger projects, helping you make bigger paydays faster. Rehab funding from private lenders can be used for both the initial property purchase and to cover renovation costs, which is vital for ensuring that your project moves forward with minimal risks and maximum potential for a great return on investment.

If you’re relying on your own funding or a bank loan, you may find yourself paying out of pocket for rehab expenses. This is a dangerous path to take, especially if you aren’t a particularly experienced house flipper.

For one thing, something always goes wrong on a house flip. It just does. No matter how much you plan and how well you allocate your funds, something outside of your control (or within it) is bound to go over schedule or not show up on time or be broken or just cost more than you expected. If you’re relying on your own checkbook to cover these costs, you could find yourself cash poor very quickly.

If for some reason the cash you depended upon dries up, that could leave you unable to move forward on a flip, losing money day after day as your rehab goes unfinished. Depending upon where you’re at in the renovation process, if you run out of funds, you could find yourself not only unable to resell the house but also unable to rent the property while you scramble to find more funds. This is how house flips can go terribly wrong.

And finally, if you’re putting your own cash into construction costs, that means you’re not utilizing that cash elsewhere. It takes money to make money, and the more money you have tied up in current projects, the less you have to invest in new ventures.

When you get a private money loan to cover the costs of your renovations, you save yourself a lot of headaches. You help ensure that you have proper cashflow if and when you need it. You gain the flexibility to make changes and adjust your budget when problems arise. And you have the security of knowing your project will be covered, giving you the freedom to put your own funds to use on other property investments. Loans for renovation costs help you keep a level head, stay on schedule, and avoid cutting corners that will cost you in the final sale price.

Many house flipping loans from private lenders include funds specifically for rehab costs, but this isn’t always the case. If you work with a private lender or a hard money lender, make sure you go over the terms of your loan carefully to ensure that you have the funding that you need where you need it, and that you won’t get penalized for putting some funds toward rehab costs.
