Investment Parameters Multifamily Purchase

What do you consider are the most important parameters influencing your purchase of a multifamily apartment complex in this national economy; Cap Rate, Vacancy Rate, Cash Flow, annual appreciation, equity, age, local economy, interest rate, DSC, % return on initial equity???

  1. I am looking for a >20% Return on my Cash (Deposit+Make Ready). I would also like to buy below 50% of replacement cost. For the record I look at apartment building under 24 Units and your question might be focused on bigger properties. Good Investing
