I buy properties
I'm interested in buying residential to mix-used buildings that you're interested in selling. I look for all types of properties, such as lots, vacant properties, and core assets. I'm also interested in sellers willing to owner-finance or land contract their properties. I currently have the bulk of my properties in upstate New York, but I also have several in Montana. I can also provide references of sellers who have provided me financing in the past, and the paperwork to prove it. I will give you an example of the type of deals I have made in the past. I found a two-family home for sale online and called the realtor. I knew the market very well in this particular city so I made an offer for the property. The seller agreed to my price and mentioned that he had one other property for sale in that same area. He stated he would provide a discount for the second property, if I bought both. I told him I didn't have enough cash to buy both - I paid all cash for the first one, and I honestly didn't have much extra for a big down payment on the second home. I did offer to buy both. I asked the seller to finish the initial property, and to extend me financing for the purchase of the second property. I ended up paying the seller at 5% financing, amortized over three years, but demanded full payment in one year. The seller had never bought/sold a property this way before but he agreed to the terms. It was a good deal for the seller because it got rid of his last land lording obligation so he could retire compeltely and move south.
