Here We Go

After binging on BP for two straight weeks, I started sending emails to realtors from zillow.com. Yes, I know, not the most ideal way to begin, but I was simply eager to get my feet wet and start running some numbers. 

I received replies from 2 realtors. My search criteria included single family homes 2-3 bedrooms, 1-2 bathrooms for under 100K. 

I have my first deal coming from a fixer-up from a short sale asking 90K. If fixed up, I could rent this space out for 1200-1300. However, It doesn't fit the 70 % rule ! 

Still working on the initial offer, however, excited to keep looking around and get my feet wet.
