How to get reliable comps for your properties

I came across a forum post the other day of an investor in my area (Northern Virginia) looking for suggestions on getting decent comps for a property. So this is my question to anyone reading this.

Why are you not consulting with a REALTOR on comps?

If you have to come to a forum to ask about comps your network needs a boost of a knowledgeable investor friendly real estate agent in your area.

Biggerpockets is a national network. Advice from someone in California is not going to work in New York.

Stop complicating things for yourself. Find a real estate agent that does not mind meeting you for coffee and talking real estate.

  1. I think that is the problem.  Finding that real estate agent that will take time from their busy schedule to volunteer their time to a person they don't know.

    I'm working on finding that person.  I'm getting comps from the same agent trying to find something for me and I'm afraid they might be highballing the AVR and lowballing the rehab cost just to make the sale (I'm trying to buy long distance).
