Super newbie..where to begin?

Hello I would like to get the ball rolling on my career in real estate investing. However I don't know where to begin. Fix and flip? Wholesaling? Land lording? Ive recently looked into condos in my area (MD). I had my eye on foreclosed condos for example there are a few listed between $21,000 and $48,000. Would this be a good start VS. Fix & Flip considering I don't have the cash or access to hard money?

    Where you start depends on your goals and your resources. Key resources are Time and effort, Access to money, and Knowledge and experience.

    Condos have traditionally been thought of as a poor investment. You have no control over condo fees or how the condo association is run. A big risk in today's market is condo associations that are week because few people are paying their condo fees. If the condo association is not HUD (?) approved  you may not be able to get financing.  Without financing values plummet.
