Why tenants do not pay their rent on time

This is one of the biggest problems rental property owners face. The tenant tells you they are going to pay. Maybe they do pay for a couple months, and then suddenly they don’t pay.

People are reactive not proactive

One of the challenges that we have in this industry is that people are very reactive. They react to the situation; they are not proactive. You have to be proactive if you have a rental property. This requires that you set rules and policies and stick to them. If the tenant does not pay, it’s up to you to enforce the lease agreement which is a contract. If they choose not to live up to the agreement, it’s also up to you to enforce that lease and evict them.

You are letting them get away with it

The reason why tenants don’t pay the rent is because you are allowing them not to. You must create a lease agreement that you can back up with actions. Do not to deviate from it. If they are supposed to pay, make them pay. If they don’t pay, then you have to get rid of them.
