I built an MCP server that puts Austin real estate data (the same data shown on NeuhausRE.com) directly into Claude, ChatGPT, Gemini, or any AI tool that speaks MCP. Free tier is live. Go play with it.

MCP is the open standard Anthropic released that lets AI tools read and act inside the systems you already use. Mine covers the seven counties around Austin (Travis, Williamson, Hays, Bastrop, Caldwell, Burnet, Blanco). About 563,000 listings worth.

What that looks like. You ask Claude, "what just hit the market in Lakeway this week under 800K." It pulls the list. "Give me sold comps within a half mile of MLS 1234567 from the last six months." It pulls them, with prices and links. "What is the median price per square foot and which one is the obvious outlier." It does the math and tells you. The data was always there. The interface to it has been the problem. AI fixes the interface.

The free tier shows active and under-contract listings up to 30 days back. Real, live data, in your AI. For most people who just want to try MCP or run quick property lookups, that is plenty.

The deeper data (sold prices, pending, 365-day history, market stats) is gated because the Texas MLS rules require a signed buyer rep agreement to see it. That is not me being precious, that is an actual MLS rule. The way you unlock it is the same way you unlock it on NeuhausRE.com, which is by working with me on your Central Texas search. We have an Active Buyer retainer ($200/mo, credited back at closing) that prioritizes you and unlocks the deeper data. To be clear, you are not paying for the data. You are paying for a broker. The data itself is the same on both tiers.
