Buying your first home can cause excitement and anxiety. Sometimes this leads to home buyers not thinking through proper steps to find the home they love at the price they can afford. Prepare yourself with these five tips that every new home buyer should know before purchasing their first home.

1. Location

Know which locations fit best for what you want in a home and your surrounding environment. Location can change the price of houses and the space available. There could be a time where you have to decide which is the most important. Knowing this before you go into the buying process can save you time and money.

2. Home Inspections

Making sure you are “free and clear” by getting a home inspection will benefit your wallet tremendously. There could be extra costs from what you cannot see when first looking at homes. Having an inspection will make sure that there are no problems before you assume ownership of the property. 

3. Financial standing

Just because it is possible to buy a house that is at the very top of your budget, does not mean it is the smartest thing to do. Adding up the property taxes, monthly mortgage payment, and extra utility costs will help develop a better understanding of your actual budget. Set up a consultation to confirm what amount of money that your budget can exceed if necessary.

4. School district

Good school districts mean an increase in the property value. Just like location, home buyers are willing to spend more money to be in a certain school district area. This can help the potential for a future resale value.

5. Be aware of foreclosures and short sales

These can be great deals, but make sure to proceed with caution. Foreclosures are mainly sold “as-is” while a short sale can be a lengthier and more complicated road to a home purchase. If looking into these, first-time home buyers should consult with an agent or attorney that specializes in this area.
