What should a buyer know before purchasing a historic home?

Historic homes are intrinsically beautiful and uniquely designed. Although historic homes are elegant, buyers are often unaware of the steps that need to be taken before considering purchasing a historic home. Because historic homes require time and dedication, a buyer should be aware of the time investment made when purchasing a historic home.

  • Check the Paperwork

A home is considered historic if the national Register of Historic Places deems the architectural style as historic. Because the purpose of buying a historic home is its historic aspect, make sure you check registries and paperwork to find out whether your future home is actually historic.

  • Have the Home Inspected

Historic homes are usually not up to code. Before purchasing a home, make sure you hire an independent inspector to search the infrastructure of the home. It is often advised to hire an inspector who specializes in inspecting historic homes.

  • Get a Price Estimate

Renovation is usually a necessary process after purchasing a historic home. Because of this, make sure to hire a contractor to assess the cost of the necessary repairs needed for the house.

  • Rehabilitation Guidelines

Historic homes are a rarity. Because of this, the government insures that historic establishments are rehabilitated in a way in which the historicity of the structure is preserved. Before purchasing a historic home, keep in mind that although repairs on your historic dream home may be necessary, if they harm or change the historic character of the home, they are deemed illegal.

Owning a historic home requires a love not only for the design of the home, but also for the history behind it. A historic home requires the patience and care to maintain the uniqueness of the home, all the while keeping the home up to standards with building and housing codes. Before purchasing a historic home, make sure you take these steps to insure yourself that you are ready to invest in a historic home.
