How to Prepare Your House Before Placing it on the Market

Selling a house can be a difficult thing to achieve. The last thing you want to happen after finding a home you want to move into, is not being able to sell the one you have on the market. In order to avoid any inconveniences as such, there are several steps one can take.

1. The first step to doing this is disassociating yourself with your house.

By disassociating yourself with your house, you will be able to get rid of an owners mentality, and become capable of making wise decisions when staging the house.

The simplest way to stage your house is to get rid of all the clutter. By ridding yourself of the clutter, you are able to show the full amount of square footage your house actually has; clutter hides your houses real size and makes it appear smaller.

2. Evaluate where your house needs renovating

Be sure to evaluate your houses flaws or areas that need improvement, in order to get your house back in shape. The goal in doing so, is to convince the potential buyer that your home is the home they always dreamed of owning.

A necessary step in preparing your house for the market, is making sure check and fix these common damages to the house:

  • A leaky roof
  • Structural damage
  • Window cracks
  • Stains in carpet
  • Plumbing issues
  • Electrical wiring
  • *If you are not able to check or fix these damages yourself, we recommend hiring a handyman and cleaning crew.

    3. First impressions

Nobody wants their home’s first impression to be that of a barren wasteland. Because of this, it is essential to make your yard look as clean and green as possible.

Steps you can take to make your yard look extravagant include:

  • Adding potted flowers
  • Fertilizing grass
  • Cleaning out weeds
  • Filling holes in lawn
  • Raking leaves, mowing grass, trimming, etc…
  • 4. See what the buyer would see

The final step to preparing your home to sell is starting to see what the buyer would see. What I mean by this, is that when preparing all these steps, do some thinking.

  • What would the buyer want to see?
  • Would the buyer care about family portraits?
  • Would a young buyer think that sewing room is great space, or would the young buyer prefer a nursery room?
  • You have to see what the buyer would see in order to make the best decisions.
