If you were looking for a job, what is the first thing you would do? Create or update your resume, right? It just makes sense and that is how the process works...it's a standard. No one looks for a job without a resume because if you do, your chances of getting that job are probably slim to none.
Here's the drill...a job is posted...resumes are submitted...the best one wins. Simple.
Now let's look at the process of finding a rental property...
An ad is posted....a variety of phone calls, emails, and vague texts come in with little to no information about the person inquiring and no real way to vet who to call back first or who may even be qualified to rent your home.
Landlord attempts to call and email everyone back repeating the same information over and over. Showings are scheduled, some people show and some don't...attempts are made to screen people who agree to complete an application and possibly pay a fee for a credit check until someone is found that is both qualified and willing to rent the property.
Is this sounding familiar? Does it make sense? Is it time consuming? Backwards? Inefficient? Yes, Yes, Yes and Yes!!!
If we can take a lesson from businesses....most companies don't accept calls about job positions at all. If you are interested in a job you submit your resume and if you get chosen for an interview, then you can ask your questions and take a look around the office but not BEFORE....can you imagine?
Why aren't we treating owning a rental property like a business? Why are we running around like chickens with our head cut off all disorganized and flustered?
It's time that some basic standards and processes were developed to make the process of renting a home more professional. Owning rental property is a business and businesses need organization, standardization, and efficiency to operate properly.
And if owning rentals is a business that means the renter is our.....(gasp)...customer! Isn't it time we start treating the renter with some respect and provide them a smooth customer experience?
So mark my words, very soon every renter will have a rental resume they submit to landlords in the same fashion they submit to employers. Landlords will be able to review qualifications at a glance BEFORE they invest time and energy calling and showing a property and the world will be a better place to rent.
