Building a Road
One of the big issues I am dealing with regarding the raw land we are trying to sell to build our real estate legacy is access. Currently we have a private road from the end of the town road to the property. This private road is three quarters of a mile long and is narrow and not in conformance with public road specifications. Did I mention that it is up the side of a hill as well?
So I have been contacting road builders to get an idea of what it will take to upgrade the road. The first number was north of $500K. Hopefully the company I met with today will be closer to $200K. Regardless it's expensive.
A piece of advice would be, if you have a choice of getting public road access to your property versus leaving it a private road... take the public access. Think ahead. At some point in the future, maybe years into the future you are going to need that access. And it's going to be nothing but expensive.
