The Route 66 Mobile Home Park

Wow! when I look back on some of my past deals and missed opportunities I really think to myself ........ "I have been involved in a lot of properties." To be honest with you about $6 million in various residential properties. Recently, I was really researching for Mobile Home Parks and here is one that really was a fixer. Here are some Before and after pictures.

I didn't make a whole lot of money from this property (approx. $3,500.00), but it was a nice little payday for me. It seems like the deals get harder to find now that I have access to the capital for the deals. Before I didn't have the capital and had plenty of deals, maybe it's just my thinking too much. Anyways, this property originally was for sale for approx. $1.2 million in I believe around 2005 or late 2006. The owner was an out of state owner but the park was a money maker with apartments on one side and mobile homes on the other. Since the park is on Route 66 a major road that winds from I believe the east coast to the west coast, the property got a lot of traffic. Definitely world famous highway. I had been by the property a few times, but the price was not even close to what my investors were willing to pay. 

Well, as a lot of investors will tell you, one of the keys to successfully finding a good deal is in the follow up. After a few years, approx. 4-5 years this property had fallen on hard times. The investor I was working with ended picking up this 4 plus acre property (that once was listed for $1.2 million), the investor picked up for $70,000. Insane isn't it?
