Beginning at the End (Pro Flip 1)

This blog is written in the final days of construction on my first professional (intentional) flip. I purchased the property in Mid December 2014 and hope to have it listed in 1 week (April 2015). This property seems to be a great find. It is a 3/2 (~1800 sq. ft) with vaulted ceilings,  in a section of town I would describe a B neighborhood. The property was owned by a gentleman who allowed most maintenance to be deferred for 20+ years. The issues were mainly cosmetic except for  seriously rotted section (1 sq. more or less) of the roof that needed to be replaced. But the cosmetic issues were throughout. We painted the entire Interior and Exterior, New Carpet, Refinished Hardwoods, Updated Kitchen with painted Cabinets, Granite/Stainless, Updated to Click Lock vinyl in both bathrooms and Kitchen, re-tiled both showers, new floating vanities in both bathrooms, new driveway / back patio, and landscaping. Estimated budget at the start was $35K we did run over this amount by ~20% but the final numbers have not yet been accounted for.
