Love at First Sight... Or Not!

What is your favorite part of flipping a house? Besides when it sells!  Looking back I beleive my favorite part was the the first impression..   The first time walking into the house is when you get to see what you have actually got yourself into.. let the project begin!  

In my opinion, you must have a good imagination in order to be a sucessful Investor. You must to be able to see past the "What Is" and see the "What Can Be".  This is not something that everyone can do. My first Flip had Green Carpet everywhere ( even in the bathrooms) with dull yellow paint ( Trim was the same color) and wood panel accent walls! It was a real Beauty.. or at least it is now.  Before and After pictures to come..

This is also when having some general construction knowledge is helpful.  There will most likely be some issues you did not anticipate.. thats ok.. You budgeted for that.

Once you have decided your general gameplan for the house.. its demo time!  Time to get the house ready for transformation!!
