Episode 5 – The Search

The title for this blog should really be the getting lost.  Honestly, if it wasn’t for this weekly blog I would have probably already got sidetracked.  Something about our instantaneous society makes it really hard to pursue challenging and difficult goals.  As with google or anything on a wiki, I want instant knowledge and application of whatever I’m researching.  This is not the case with RE investing and akin to most things worthwhile, success takes time.

I apologize if the previous paragraph did not make any sense.  I believe I’m suffering the beginning of a cold.  And the introduction was basically an excuse for not taking any progressive steps this week.  The cold had crept up on me during the week and I was too busy to notice.  Not only did my day job got busy but I also started the first week of the RE pre-licensing class.  I have to say, the class is solid information.  I like it a lot.

So between my day job and the night class, my schedule has turn crazy busy.  On the plus side I had coffee with an investor with whom I have previously networked and it was very helpful.  He gave me a few pointers that I needed.  I also spoke with a few lenders and still have to pursue a few more.  It seems my debt to income ratio is quite high, and traditional loans might not be an option at the moment.  This is still progress since I was not this far last week.

Upcoming week, I think I will take a break from some networking events.  For that matter, until this pre-licensing class is over, I think I will skip most networking events.  I need to focus on just starting to talk to some portfolio lenders and started my some marketing campaign.  Even with the portfolio lenders, I deem it might not be 100% success.  Lots of factors and variables are involved and not having cash for 20% down payment is not very attractive to lenders.

I think my new plan is to do direct mailings with a focus on seller finance or contract to deeds.  At the moment, I’m just taking one day at a time and really until this night class is over, I won’t have much time to do anything else.  If there are readers out there, I’m sorry I don’t have anything interesting to report.  Although, I have to recommend podcast 28 and 30 if you haven’t listen to those yet.  Alright folks, hopefully I’ll have better news next week.
