It has been a bit difficult the last two days, as my wife went back to work for the first time since having our baby.  I don't know if I am using this as an excuse, or if I just need to figure out a pattern.  Luckily, my wife will be going to 2 days a week for now, and hopefully less later.  I am going to add one category of goals here, as I think it is equally important.

1.  Fix and Flip.

2.  Buy and Hold.

3.  MHP acquisition. 

4.  Personal Health

1.  For the fix and flip, I scheduled the closing on Tuesday the 23rd, and the C of O inspection for the same day. (this is a useless inspection for a complete gut, but oh well).  I am now into this property $550 and I haven't done a thing.  $150 for an inspector/contractor...wasted money.  I won't be using him again. $250 septic inspection (It is bad) and $150 for the C of O.  I have an appointment with my contractor on Wednesday so he can get the keys and begin demo.  I will also look over the detail of the quote and see if any of my guys can do the jobs cheaper.  That, and I like to spread the wealth.  This makes me better connections.  Good connections helps a lot in this business.

2.  As for my buy and hold, I am involved as the cash partner in an acquisition in Redford.  There is not much I can do here until we close later this month. 

So I am also dabbling in buying a portfolio of SFH's for buy and hold. I thought B2R had the right program, but they don't buy anywhere near Detroit. Wayne county or any surrounding counties. I have since put my application in at Lendinghome. hopefully they will be able to help. I have to personally guarantee the loan, but so far this is the best option. If anybody reading this knows of a better buy and hold for properties around 50k-75k in MI. Let me know. Preferably a very short seasoning period.

3.  For the MHP, I made a spreadsheet of questions to ask, and began to call parks.  Not one answered.  I will try a different time of day.

4.  I added this one today.  I know, it has nothing to do with investing, but I would like to enjoy my riches and my family for as long as I can.  It may appear I am healthy, but I am far from it.  So I got the bike out today and road for 20 min.  I was exhausted!  I feel great!  Tomorrow I will take a longer path, and see how it goes.
