Forbearance..Is this a wise real estate investor tool?

As a real estate investment finance professional I am constantly asked about forbearance as a financial tool. Many consider using the forbearance opportunity as a way to build up reserve, or a way to take advantage of the opportunity in hopes of payment forgiveness or the balance going to the tail end of the loan without modification....It is NOT.
