It's easy generalize when posting on a form.

I'm happy to share my journey of investing in Memphis, TN with you including the good, bad, and ugly. As a matter of fact I have posted my current personal rental portfolio on my BiggerPockets profile. I struggled with the decision to post this somewhat personal information but this year I decided to become more vulnerable and transparent with the BiggerPockets community.

Contrary to what some may say, Memphis is a TOP market to invest and the data proves this. With a sizable current personal portfolio properties I have had my share of the bad and ugly and most of that came from buying in the wrong neighborhoods. Over the past decade I've adjusted my strategy and now I know exactly which neighborhoods to focus on and the ones to avoid.

You can talk about Memphis broadly as "a tough rental market due to professional renters" or "Memphis has high crime".

I often hear a lot of generalizing when people casually comment on Cities. Similar to people who come in many different shapes, sizes, colors, and with different histories. It is unreasonable to pack many millions of people into any one single category.

Using the zip code I live in 38111 as an example: The Northern half of this zip code is some of the highest valued real estate in the Mid-South while the southern half of 38111 you can still buy a livable SFR for $50 per sqft. So it would be unfair to say that 38111 is either an expensive or low price zip code or that 38111 has high or low crime, and that is only ONE zip code.

Yes, Memphis has it's challenges like any larger city. However, that allows investors to find value by investing ahead of the path of progress. Recently Ford announced a $5.6 Billion Investment in the Memphis Regional Megasite for one of the largest battery and vehicle manufacturing campuses in the U.S. While St. Jude Children’s Research Hospital announces largest strategic expansion in its history targeting pediatric catastrophic diseases globally Six-year plan to invest $11.5 billion with donor support to accelerate research and treatment worldwide and FedEx continues to invest in Memphis with addition of their Logistics Opens Global Headquarters in Downtown Memphis.

Why Memphis? Memphis still has the most undervalued Real Estate in a major metropolitan available in the United States.
