International Buyers Needs - Hamptons Real Estate
In today's video, I share interesting information put together by the national association of Realtors (realtor.org) regarding the reasons International buyers did not purchase real estate in the United States. The Reasons were as follows:
Financing issues - 17%
Could not find property - 17%
Cost of property - 14%
Immigration Laws - 7%
U.S. Tax laws - 7%
Property Taxes - 5%
Condo/maint fees - 5%
Insurance costs - 1%
Loss of Benefits - 1%
Other - 18%
Don't know - 10%
While all the above information is useful, the one that stood out at me what that 17% couldn't not find a property to purchase. The numbers are telling us that there are international buyers that are looking but they could not find a property to purchase. This is in part to not all properties are being advertised and showcased to international buyers in addition to the fact that not all real estate agents are promoting properties to international buyers. Not all real estate agents will understand the dynamic of interacting with an international client and do not have international clients that they serve. A Realtor experienced with working with an international client can provide a level of intimacy and guidance in understanding the micro economics of the area they are interested in buying in, and feel and understanding of the local landscape, and assist with buying decisions that are important not only now but into the future.
An international buyer relies on technology to locate properties they want to acquire but having the right real estate agent and team here in the United States is crucial to taking the search from the computer to the physical aspect of due diligence and making the purchase.
