If your property is new to the market and you are getting offers right away, it is usually an indication that the home has been priced right. Instead of turning that offer away, engage the offer with a counteroffer if you don't like the offer being presented.
The longer your house sits on the market it becomes a stale listing where buyers will look at your property as an opportunity to submit low ball offers. Additionally, are you taking into account your holding costs on your property and the timing of the season against the current offer on the table. What is the risk of not taking an offer today versus taking an offer 6 months from now?
